Though many difficulties were encountered over the course of remodeling this home, the end product is a home the Housing and Redevelopment Authority is proud to offer for sale. The future buyer of this home should rest well, knowing that it is essentially a new home.

In addition to the planned remodel and the reworking of all electric and plumbing, the sewer main was repaired and large portion of the clay pipe was replaced earlier this month. After many months of none/little use, the giant maple roots in this older neighborhood found their way into the clay pipe, actually breaking the pipe in a number of places. After repairing the sewer service line, every component of this home is now in new condition.

No matter how much planning and budgeting goes into a remodel project, there exists the possibility of unforeseen problems arising. Now that all work has been completed, below is a recap of all costs, those both planned & those that were not foreseen/emergency repairs that arose as the project moved forward:

Home Purchase Price $ 80,000
Remodel Cost $ 60,000
Dangerous Tree Removal & Trimming $ 1,800
Core Filling of Basement Wall $ 1,500
Sewer Main Repair & Replacement $ 9,000
Total Investment $ 152,300

The Housing and Redevelopment Authority will recover its investment through the sale of the home and in the additional tax increment revenue that the new home will generate.

Open House

Staff plans to hold a final open house of the finished home from 4:30 to 6:30 on Wednesday October 19th. The Home Improvement Demonstration house at 4757 2nd Street was finished this summer and open houses were held throughout the month of August.

The home was purchased in 2010 and remodeled to showcase simple changes that can lead to single level living, making it easier for residents to stay in their homes as they age.

You're Invited To An Open House!

4757 2nd Street Open House held on every Wednesday in June, 4 - 6 p.m. Hundreds of people have seen the changes at 4757 2nd Street. Come see what they are talking about! The home was purchased as part of Fridley's Housing and Redevelopment Authority's Home Improvement Demonstration Program. 

The remodeling design chosen shows how a one story house can be modified for residents with limited mobility. Be the next person to view the progress attend an open house.
